There are several factors we use to determine if a roof is bad. They type of material is by far the most important factor in determining the longevity of a roof, followed by climate exposure, roof pitch, maintenance and current condition. All of which will add up to determine if your roof needs replacing. The following are “average guidelines” based on empirical data here in South Florida that help determine how much life expectancy your roofing material may have.
-Tile roofs: Concrete 25 years, Metal 25+ depending on material
-Shingle Roof: Asphalt 15-18 years, Metal 25+ depending on material , Wood Shake 20+
-Flat roof: Modified bitumen 10-12 years, EPDM/PVC/TPO 20 years
-Metal Roof: 25+ depending on material and design
